使用方的责任
Tenant Responsibilities
1.按本协议约定的交费时间足额交付房屋使用费、押金及各种费用。
1.Pay the rent, deposit and other charges in full as scheduled hereunder;
2.使用方应合理维护所使用的房屋及其设施、设备。若因使用方责任导致所有方财产损失,使用方应负责赔偿由此产生的更换、修复、清理及采取其它必要措施所发生的一切费用。
2.Take reasonably maintenance measures of the Subject House, facilities and equipment; indemnify any cost arising out of replacement, repair, cleaning and other necessary measures of the damaged properties of the Landlord due to the fault of the Tenant;
3.使用方不得擅自改变房屋及其设备、装修设施的用途、结构、性能和位置, 确需改变时,应征得所有方事先的书面同意。使用方擅自改变,所有方有权要求使用方将所使用的房屋及设备、设施恢复原状并承担所有方因此受到的损失。本协议有其他规定的,所有方可依规定实行。
3.Shall not change the purposes, structure, performance and positions of the Subject House, attached equipment and furbishing facilities without the prior written consent of the Landlord; in case of unauthorized change as aforesaid by the Tenant, the Landlord is entitled to require the Tenant to recover the Subject House, equipment and facilities to the original conditions, and claim indemnification of any loss of the Landlord thus incurred. The Landlord may resort to other applicable provisions hereunder if applicable.
4.使用方在房屋内增加设备和装修时,应征得所有方事先书面同意。协议终止时应恢复使用前的房屋状况并承担相应费用或在征得所有方书面同意在保持房屋的适用性前提下经所有方验收认可后归还所有方。
4.Shall not add equipment and furbishing in the Subject House without the prior written consent of the Landlord; upon the expiration of the term hereunder, recover the Subject House to the original conditions at its own cost, or, with the prior written consent of the Landlord, return free the Subject House to the Landlord upon the Landlord acceptance while maintaining the applicability of the Subject House.
5.使用方将对所有方正常的房屋维修工作给予协助。
5.Undertake the furbishing of the Subject House with the furbishing team approved by the Landlord; submit the indoors furbishing plan to the Landlord for approval, and go through the stipulated procedures for the furbishing.
6.使用方对所使用的房屋进行装修,所使用装修队需征得所有方同意。使用 方应向所有方提供室内装修方案,供所有方核准,并办理相关手续。
6.Strictly abide by the laws of PRC and the Landlord property management regulations, submit to the property management of the Landlord and the property management project department or company engaged by the Landlord.
7.严格遵守中华人民共和国法律及大厦物业管理的有关规定。服从所有方及所有方聘用的物业管理项目部或物业企业的物业管理。
7.During the using, managing and maintenance, the default, negligence and infringement acts of the Tenant employees, visitors and licensee shall be deemed as the act of the Tenant, for which the Tenant shall be liable.
